Coakley Realty Utilizes its Diverse Expertise in Sale of Notable Rockville Property
One of the area’s foremost real estate firms brings its specific experience and knowledge to smoothly facilitate the sale of one of the city’s most historic buildings
ROCKVILLE, MD — June 22, 2016 – Rory S. Coakley Realty, Inc. (Coakley Realty), a premier full-service residential and commercial real estate company in the Washington D.C. metropolitan area since 1989, announces that it has sold the historic property located at 107 W. Jefferson Street in Rockville, MD for $1,075,000.00. The new owner is Alvin L. Aubino, Inc., a local property management firm which has been in business for over 70 years.
The property, once the home of a notable Rockville real estate developer, consists of a main building of 2,613 square feet above-grade improved office structure on 32,598 square feet of land. The first floor includes a reception area, four offices, a copy room and half-bath. The second floor includes five offices, a kitchen and a full-bath. There is also a partially finished basement and 10 parking spaces on the property.
“The sale of historic buildings requires specialty knowledge and handling due to the preservation requirements placed on the new owner in particular,” said Rory S. Coakley, President of Coakley Realty. “We were thrilled to facilitate this transaction, as it involved a truly passionate new owner who will honor the story and legacy of the property as a key element of local history.”
About working with Rory Coakley, Alvin “Tripp” Aubino, head of Alvin L. Aubino, Inc., said, “Rory was great! It was a pleasure doing business with him and I would do it again.” Tripp also added “I am passionate about preserving old properties, particularly 19th century homes. I continue to be truly excited about owning a new piece of local real estate history.”
Having worked in property management for many years, Tripp has a great respect for historical buildings and intends to keep preservation in mind with all improvements to the property. So far, he has restored the old glass and shutters, repainted the original siding, recoated the Spanish-style roof, removed old floors placed over the original floors, re-stained the newly exposed original floors, and installed appropriate moldings throughout the house. In addition, new electrical wiring has been run through the house using a high-velocity, two-dimension HVAC system, which is commonly used in historical property upgrades.
The property at 107 W. Jefferson Street is known as the “Luckett House,” after its original builder and owner, Cooke D, Luckett. Luckett was Principal at Rockville Academy for 12 years, but left his position at the school to participate in the late 19th century building boom precipitated by the coming of the railroad to Rockville in 1873. Luckett achieved significant success in the real estate business, and in 1881 he built a home on the property in the fashionable but modest “Suburban Villa” style, known for its Italian influences, double bay front windows, open loggia in the rear, and a polygonal room. Luckett’s heirs lived in the home until 1972, when it was purchased by attorney Joseph Kenary for his offices and converted to office space. In 1990, the home and the adjacent lot, also owned by Kenary, were sold to four Rockville lawyers including Charles Carroccio, John Roth, Tony Schmidt and John F. Brennan. They practiced law in the building for a quarter century before selling to Mr. Aubino.
